Estate service update

Please note the below Estate Management update:-

  1. Following feedback received that there was a lack of communication between us and residents, a new way of working was needed in Chobham Manor. In every noticeboard in each block there is a QR code which residents can scan using their smartphone and it will take them to a bespoke action plan for their individual block detailing the list of any issues raised including repairs and timescales for completion. Residents can keep track on this and also have the facility to feedback any comments into the action plans. An action plan was created to highlight all issues which have been identified as per property managers monthly estate inspections, along with all proposed remedial works and who is responsible for seeing these items through.


To make life easier for the residents and add technology into the mix, these actions plans were attached to a QR code.

A QR code is a way to scan and gain access to the action plan with minimal effort.

  • On the 7th November 2019 – L&Q Estate Management Team attended Chobham Manor, and worked on Peloton Avenue, Keirin Road, Abercrombie Road, Parkview Mansions. The team carried out an uplift to the grounds and improved the appearance of the external areas. All beds were weeded, soil turned over and filled back in with fresh wood bark. The beds on Abercrombie didn’t have wood bark to begin with so we levelled off the gravel they now look very neat and tidy, something I know the residents were keen to see happen.


The team also weeded the block paving in several parking bays on Keirin Road and round the border of the courtyard behind Parkview Mansions. As the block paving slabs are particularly small and curved in shape. We regenerated nineteen tree beds in all and have completely uplifted the areas of the estate we worked in. Going forward, the tree beds will last through to spring with the minimal of maintenance, freeing up his time for other areas of the grounds.   • As advised previously we will be installing trees to a number of public areas on Chobham Manor over the next 2 weeks. There will be plant and equipment involved and we hope that this work’s will be completed by Monday 25th November 2019. Ten plane trees will be delivered and planted Thursday/Friday wild flower turf for the rain garden will be delivered and installed Friday and plans are in plan to also straighten the trees.

Estate improvements

Dear Residents,


L&Q’s service improvement team will be attending Chobham Manor site on 07/11/19 for two days to perform a grounds uplift. They will be weeding out all tree beds and replenishing with wood bark or gravel, depending on what is currently in place.


This will take place along Peloton Avenue and in front of the Velodrome where concerns have been raised. We will also be weeding and tidying the block paving on Keirin Road and also the properties along here with access roads will be cleaned and cleared.


Our aim is to drastically improve the appearance of the estate and paved areas. Please note the works being undertaken will be carried out efficiently and considerately.

Updated Security Alert 30.10.19

Dear Residents,

L&Q Estate Management Team will be taking ownership of all the cycle stores keys later today.

Just to update you that late this afternoon (31.10.19) and tomorrow Friday 1st November 2019, L&Q will be distributing the additional cycle store keys to all residents.

Please note your additional cycle store key will be hand delivered by the Estate Management Team to each residents’ mailboxes and letterboxes where appropriate. This will include all blocks and stacked maisonettes. We aim to hand deliver all keys over the course of this afternoon and throughout tomorrow.

Noticeboards will be updated in each of the blocks and text messages will also be sent out later today to update all residents with this information.

Updated Security Alert 25.10.19

Dear CMRA & Residents,

As previously advised on the update on Friday 4th October 2019, over the past two weeks both L&Q and Taylor Wimpey have been working in tandem and in order to supply and provide additional locks to increase the security to the cycle stores.

As an extra tier of defence and as a deterrent, we have now introduced very robust mechanical locks to nearly all cycle stores and communication rooms. This will neither affect nor substitute the automation of doors and would also help, should any residents forget to lock the cycle stores at the time of collecting bikes.

All Communal rooms containing CCTV assets etc. shall have FB2 keys replaced with 5 Lever Mechanical Locks. ALL cycle stores shall receive mechanical locking devices with the FOBs engaged continuously. All other communal areas shall operate under the current system.

Please note that we are collectively and severally responsible for ensuring that doors to these spaces are kept locked at all times. The Estate Management Team commencing Thursday 31 October 2019 will be hand delivering and issuing the keys to all the residents affected along with a letter informing residents that they must all ensure locking the cycle store doors behind them.

A text message update will also being going out to residents to ALL blocks which boast Entrance Lobbies advising them accordingly and notifications on the same will be included on notice boards and via the Chobham Manor website.

Furthermore and as an extra deterrent, LQ and TW were also looking into the option of supply and install of additional audible security alarms to the cycle stores. Please note that the introduction of silent security alarm substitutes, will not deter the assailants and will not serve their intended purpose.

I can confirm that the introduction of audible security alarms negate the blocks’ evacuation strategy as confirmed by BB7 our Fire Engineering Consultants. Please see below screen excerpts of the typical Block Fire Report attesting to ‘Stay Put’ and ‘No Additional Alarms in the Communal Parts’ and as follows:

As a result, the advice sought from the specialist consultants at this time has been against the installation of audible alarms which contravenes the above fire evacuation strategy.

Passing the Flame

London Stadium Learning are hosting a free Olympic and Paralympic holiday school at London Stadium during October half term.

Date: Monday 21 October 2019 to Friday 25 October 2019
