URGENT NOTICE

Dear CMRA & Residents,

Please note update further to break in and security breach on the 5th September 2019 unfortunately there has been a further incident early this morning at 1.36am (26/09/19) and more bicycles were stolen from Hyett Court, Peloton Avenue. The block was accessed by the same culprits in the same way as before by accessing the block by way of Fire drop key and CCTV room. LQ with NACD have already accessed the CCTV footage of the new incident and this has been downloaded and will also be shared with the Police.

Please note that if any residents’ bicycles have been stolen, they must report directly to the Police and obtain their own individual crime/ CAD reference numbers as this unfortunately cannot be done as group crime reference number.

Please note that in relation to the concerns around Chobham Manor Place, LQ have been liaising with the Police who have been made aware of the recent incident and I can confirm that extra patrols in the area have already commenced.

  • Following on from a meeting held this morning with LLP both L&Q and TW are working together to replace on all bicycle locks to bicycle stores with a bespoke lock and I will be able provide further update on this shortly.
  • In the interim I would strongly advise residents that to store their bicycles in their flats whilst we continue to resolution and replace on the locks on bicycles stores.

Please can all residents contact their local neighbourhood policing team (NPT) on 0208 721 2727 or email them at NE-SNTStratford@met.police.uk  if they have any concerns or have information to share regarding any criminal behaviour, as always, in an emergency, they should call 999.

We want to reassure residents that both L&Q and TW are taking this matter seriously and would strongly advice residents to be extra vigilant.

  • The event will clear away on 07/12/19 from 7pm to 11pm.
  • This event will be held in track centre with over 120 indoor rowing machines. The competition will run from 8am to 6pm for upto 2500 people and 200 spectators.

General Election Count

Date: Thursday 12th December & Friday 13th December 2019

  • The event will clear away on 13/12/19 from 6am-9am.
  • Venue will be open overnight on 12/12/19 to host the General Election count for Newham. There will be activity throughout the night with ballot boxes arriving via entrance.
  • There will be no road closures or outside PA use for this event.

Estate Management Update

Dear Residents,

Please note that Sadia Akram is currently absent from work and is expected back on 16th October 2019; in the interim Richard Jame, an experienced property manager will be covering Chobham Manor in Sadia’s absence with support from Arafat Hussain, Graduate Property Manager.

  • Please note that L&Q have a dedicated Regional Manager, Natasha Pin and the permanent dedicated property manager is Sadia Akram for Chobham Manor site. There is also support from Graduate Property Manager, Arafat Hussain. Please see below the structure chart. Lisa Quested is the Caretaking Team Leader and Felix Anigbere is the Caretaker Supervisor who manages the following caretakers based at Chobham site: Nelson Twumasi, Tenika Mundle ,Andrew Greenway, Zwanni Sibanani, Latiff Azeez and Dennis Odedina.
  • We have a dedicated contact centre – LQ Direct. The Contact Centre is the first point of contact for residents and owners who are reporting day to day maintenance problems. Each Neighbourhood has a dedicated Team Leader/Deputy Team Leader who liaise with the Contractors, Surveyors and Partnering Managers who are responsible for monitoring and chasing late completion of works orders and overdue orders and resolving invoicing queries. In addition, we have admin support for the team and also three Customer Service Advisors who are responsible for raising works order requests received from the L&Q Website and via email from our Neighbourhood Service Officers, Surveyors and Contractors who are reporting follow-on works from emergency call outs and priority one repairs. Customer Service Advisors are responsible for answering all calls received, diagnosing and prioritising the repairs and making appropriate appointments with the contractors and residents. We aim to answer 80% of calls within 20 seconds with less than 5% abandonment rate. Customer Service Advisors endeavour to achieve full resolution of all calls to ensure that the matter is resolved at first point of contact.
  • We have a Chobham Manor Estate Office at 3 Peloton Avenue, E20 1HB. The office is accessible to residents Monday – Friday, 9am – 5pm where the caretakers and office staff are based.
  • We have a dedicated mailbox for Chobham Manor: ChobhamManor1@lqgroup.org.uk. We aim to respond to all email enquiries within 10 working days (please note our working hours are Monday – Friday, 9am – 5pm, emails sent on Friday may not be responded to until the next Monday). In the event of an emergency outside of these hours (from 5pm until 9am, Monday – Friday and weekends) please contact L&Q Direct on 0300 456 9996.
  • The mailbox is monitored daily but residents that wish to report a repair, make a payment or have any queries must contact LQ Direct on 0300 456 9996 so that this can be logged.
  • Unfortunately there can be emergencies and unexpected absences and all of the above remain in place should this occur but we can provide additional support and resources when and if required.

Abercrombie Road closure on Friday 19 September 2019

Dear Residents,

We are writing to inform you that Abercrombie Road will be closed on Friday 20 September 2019 from 12noon to carry out some work in the road laying ducting for services.

Abercrombie Road will be closed from just past Derny Avenue (leaving Derny Avenue open for access) to the junction of Temple Mills Lane. The road will re-open from 1pm on Saturday 21 September 2019.

Food Waste Trial Project

Food waste makes up half of all the rubbish collected in Newham and costs both the borough and residents huge amounts every year in food wasted. To try and reduce this Newham Council are launching a food waste trial project to measure the amount of food waste produced by each household in the borough.

Newham will be looking at different kinds of alternatives that they could use to reduce food waste with the aim of drawing up a list of options that work and those that don’t have any effect.

A number of volunteer residents will be selected to participate in the trial which will run for  four weeks. The volunteers will be asked to separate their food waste into compostable food waste bags every day and then weigh the waste before disposing of it their bin. Once a week the volunteers will be asked to submit their daily weights they’ve recorded measured to the Council’s waste and recycling team. They will also be asked to estimate the financial value of the food waste that is produced in their household.

If you wish to volunteer in our Food Waste Trial Project, please email Foodwastetrial@newham.gov.uk by  Sunday 22 September 2019 and you will receive the application form and project information.

Newham are looking for 100 volunteer households and therefore not all applicants may be successful.

All those who are successful in becoming part for the trial will receive an email confirmation by Monday 27 September 2019 at the latest.

You will be required to attend a training workshop, where we will provide you with all relevant information, materials and equipment that you will need. The details will be emailed to successful applicants.

London Design Festival – Next Generation Design: Global Design Forum Keynote and Panel

Supported by International Quarter London, Workable is thrilled to be hosting one of London Design Festival’s thought-provoking Global Design Forum events. For the first time, the talk will not be hosted in the V&A but instead will overlook the future home of the V&A East in Stratford.

Attendees can look forward to a keynote talk from leading Italian architect and designer Fabio Novembre with stunning views across Queen Elizabeth Olympic Park and the Stratford skyline.

The keynote talk will address the importance of nurturing next generation talent in the design industry. The talk will be followed by a panel discussion with industry experts including Linda Roberts, Director of Business & Innovation, London College of Fashion, Hannah Robinson, Programme Manager for Architecture Design and Fashion at the British Council, and Julian Vogel, CEO Modus BPCM.

There will be a drinks reception and a chance to network with attendees, whilst enjoying the stunning views from Workable, after the event.

A photographer working on behalf of Chobham Manor LLP will be at Chobham Manor on Thursday 5 September 2019 taking photos of the second phase of the development; this includes Pinney House, Platamone House, Hyett Court, Allen House and Ruckholt House. The photos will be used for sales and marketing purposes for the new homes at Chobham Manor.

Electric Bay Installations
