First and foremost, for those who have just purchased their new home, welcome to the Chobham Manor development and we hope you are settling into your new home. The LLP are conscious that the new Omicron variant has made it difficult for some services such as home demonstrations to be effectively delivered.

We ordinarily would engage with our residents and provide you with a live, face-to-face tutorial of how to use certain components of your home. However, we find ourselves in an unprecedented period of time whereby ensuring the wellbeing of our residents holds priority.

As such, the LLP have worked in collaboration to share with you some important and useful video guides to ensure you are able to make the most of your home during Christmas. You can access the videos by visiting the following link.

Abercrombie Road – Residents Visitor Parking

Hi All,

First and foremost,  I want to wish everyone of you a sincere Merry Christmas. I hope the festive season brings about an abundance of joy and laughter with you and your loved ones. Please also remain safe.

The Chobham Manor Residents Association (CMRA) have requested for the parking on Abercrombie Road to be extended over the holiday period and the LLP are more than happy to accommodate.

From 18:00, on the 24th December until 6:00, 4th January 2022 residents will be able to use the parking spaces along Abercrombie Road 24 hours a day using the residents discount code.

On the following days, Abercrombie Road only will not be enforced by PCM so please refrain from paying for your parking sessions.

Smart Meters within your home – video tutoral

Hi All,

The LLP, Engie and the CMRA have been discussing various points in relation to heating for a number of months now. Amongst these points, L&Q and Taylor Wimpey were asked to provide a video tutorial on how to use the smart meters within your homes. We understand there has been some confusion with using this equipment and general navigation of its menu. We find ourselves in at a time where technology is the life of everything within our home, and we want you to be able to utilise this equipment to its full capacity.

Important – If your property remains under warranty and after watching the tutorial, you are still experiencing genuine issues, then contact L&Q Aftercare at LQAfterCareLondon@lqgroup.org.uk and report it.

If your properties warranty has expired and you are still encountering issues with the equipment, then please contact the manufacturer (J-TEQ ENERGY LTD) at https://j-teq-energy.co.uk/contact/ 

Remember, if your equipment is not showing anything on the display, try and touch the screen to wake it up. If that does not work, please reset the equipment by slotting a small pin into the reset hole, found on the side of the unit. This will reboot the system and can take up to 10 minutes for it to load the relevant data for your 3 meters. Once again, if you are encountering faults, read the advice above to ensure you find the easiest way to resolve the matter.

Fireworks – Rules and advice

Hi All,

Guy Fawkes Night is a colourful night and we hope all enjoy it. However, it is imperative that we all remain safe and we do our best to ensure others are also safe.

It is imperative that we all familiarise ourselves with the legal restrictions and advice set out by the London Fire Brigade.

When can you let off fireworks

For the majority of the year, it is illegal to set off fireworks (including sparklers) between 11pm and 7am.

However, for Bonfire Night the curfew is extended to midnight and for New Year’s Eve, Diwali and Chinese New Year the cut off is 1am.

Safety tips for bonfires, sparklers and fireworks

  1. If you’re having your own fireworks display, plan your firework display to make it safe and enjoyable, and ensure it finishes before 11pm
  2. Only buy fireworks which carry the CE mark, keep them in a closed box and use them one at a time
  3. Read and follow the instructions on each firework using a torch if necessary
  4. Light the firework at arm’s length with a taper and stand well back
  5. Keep naked flames, including cigarettes, away from fireworks
  6. Never return to a firework once it has been lit
  7. Don’t put fireworks in pockets and never throw them
  8. Direct any rocket fireworks well away from spectators
  9. Never use paraffin or petrol on a bonfire
  10. Build your bonfire clear of buildings, sheds, fences and hedges
  11. Make sure that the fire is out and surroundings are made safe before leaving
  12. Don’t leave bonfires unattended. An adult should supervise it until it has burnt out. It if has to be left, damp it down with water
  13. Always keep a bucket of water or a hosepipe nearby in case of emergency

Newham fun day

Hi All,

Newham are holding a fun day in carpenters road on Saturday afternoon from 1pm just near the carpenter arms pub in gibbons road this is a free event where there will be myself and the recycling teams present to answer any questions in regards to collections and future plans

Also there will be other departments from Newham to present lots of activities games etc.
