Rain Garden – Phase 1 – Survey Results

Dear Residents,

Following the survey that took place last month regarding the rain garden, we would like to present the results below:

The design of the Phase 1 rain garden consisted of a wildflower meadow. A wildflower meadow allows new life and a touch of the wild to formulate outside your home. It also provides refuge and food for the wildlife, as well as a diverse habitat for plants and animals. The result would be that which is visible in Phase 2 – The Green (pictured below).

 

What happens next?

  1. We will begin to seed the Phase 1 rain garden with wildflower seed mix, starting in the next few weeks.
  2. Ball games will no longer be permitted in the rain garden area to restore the theme of the wildflower meadow to ensure longevity of the meadow/trees and no damage to the area. Residents are able to visit the Olympic Park where there is a lot of green spaces to enjoy ball games.
  3. Food waste/compost area will not be available in the rain garden. However, we would encourage residents to compost their food waste where they can. We recently made contact with Newham Council who provided the following information:

Residents of Newham can get subsidised compost bins from https://getcomposting.com/profile/login. Newham are also now offering 5L kitchen caddy subsidy so people can separate food internally. We can also support residents with composting workshops, please email recycling@newham.gov.uk if you would like to join a future workshop. Rain Garden Gate

Dear Residents,

We would like to advise you all that the gate to the rain garden playground will be removed tomorrow for a short period of time. This is due to some works that were carried out recently.

Regrettably we have recently discovered that the quality of works completed are substandard. Apologies for any inconvenience this may cause, please be assured that L&Q have requested a recall for these works.

The removal of the gate at the rain garden play area will take place on Wednesday 5 August 2020. The work will take approximately 2-3 days to complete. Please note, whilst the gate is removed temporary barriers will be put in place and signage will be erected to advise residents why the gate has been removed.

The play area in the rain garden will remain open for residents.

Parking enforcement update  – Chobham Manor – June 2020

Please let us take this opportunity to clarify all the parking restrictions that currently exist. Please read the following rules and regulations to familiarise yourself with the do’s and don’ts to ensure you do not inconvenience yourself or your neighbours.

 

Under croft car parks – for residents with a valid bay corresponding permit.

These bays consist of both privately owned bays & bays that are allocated to tenants of L&Q. All vehicles parking in these areas must be parked wholly within the confines of a marked bay, fully displaying a valid bay corresponding permit in the windscreen at all times.

 

Above ground numbered bays – for residents with a valid bay corresponding permit.

Generally, these bays consist of private bays legally forming part of a resident’s property. All vehicles parking in these areas must be parked wholly within the confines of a marked bay, fully displaying a valid bay corresponding permit in the windscreen at all times.

 

Should your bay be unavailable for any reason then please find alternative parking. Never park in a bay or area that does not correspond to the permit displayed.

Unnumbered bays on Abercrombie Road & throughout Chobham Manor

These bays are for valid L&Q, Taylor Wimpey & contractor permit holders only – these bays are not to be used by any other users at any time.

 

Roadways / Paved or landscaped areas in and around Chobham Manor (excluding Honour Lea Avenue)

No parking is allowed on any of the above areas throughout Chobham Manor regardless of resident permit display, this includes blue badge parking. All restricted areas are clearly signposted by parking enforcement signage.

 

Loading bays and electric charging point bays

Loading bays are only to be used for the following reasons and time constraints, no permit is required:

To actively load or unload (max stay 30 minutes). These are not for short term parking, once you have finished loading or unloading please find alternative parking.

Electric charging bays are for charging an electric (EV) vehicle between the hours of 10am to 2pm or 5pm to 7am (max stay 3 hours) These are not extra parking bays for EV vehicles. Vehicles parked in these bays must be actively charging at all times.  Once you have charged your vehicle please find alternative parking.

Outside of the above hours between 7am to 10am or 2pm to 5pm you can use these bays to load & unload as above. Both of these bays have a maximum stay & a no return period that is advertised on the signage

 

Disabled bays

Currently there are no disabled bays throughout the Chobham Manor development. Blue badge parking is only available on Honour Lea Avenue parking in accordance with the Blue Badge scheme.

 

Visitor parking

Unfortunately, there is no visitor parking throughout the development. Visitor parking schemes implemented by Newham Council do not apply to Chobham Manor at present.

Visitor parking and un-restricted parking is available at certain times throughout the day on Honour Lea Avenue, currently this is for a max stay of 2hrs for pay by phone users between the hours of 8am to 9pm.

Outside of these hours parking is completely un-restricted.

Alternatively, additional resident or visitor parking can be accessed either at the Velodrome, Westfield Shopping Centre or Stratford International.

Failure to adhere to any of the advertised restrictions around the development will result in PCM issuing a parking charge notice (PCN). This will be a charge of £100.00 reduced to £60.00 if paid within 14 days. Anyone receiving a PCN has the right to appeal or independently appeal. Details regarding this are on the reverse of every notice.

 Parking by L&Q residents when not authorised to do so could be considered a direct breach of your tenancy agreement.

ALL enforced vehicles are photographed beforehand showing the permit or location status. Please do not approach, intimidate nor attempt to discuss a PCN with any parking control operative or a member of the L&Q team, they have no process of cancelling a charge. Any form of harassment could potentially be rendered a criminal offence.

Electric Bay Installations

Dear residents,

Taylor Wimpey are arranging the installation of the electrical charging points on the marked electric parking bays. During the connection process there will be some localised disruption to pavement areas of phase 1&2. We are anticipating that the work will be completed by early October 2019. However, we will update if there are any changes, and we apologise for any inconvenience caused.

Road closure for Abercrombie Road on 11/04/2019

Re: Abercrombie Road Closed on 11/04/2019

In order to complete the urgent work taking place on phase 2, it will be necessary to close Abercrombie road between Peloton avenue and Derny avenue on 11th April 2019.  The work will take place during normal site working hours 08.00-18.00 We apologise for the inconvenience this may cause and will ensure that all working areas are kept clean, tidy and secure.

Weekend construction work from Saturday 20th March 2019 – Sunday 30th June 2019

Dear Residents,

Please be advised that Taylor Wimpey have been given special dispensation from Newham Council to extend working hours and carry out construction work on Chobham Manor phase 2B, 2C and 2D from 30th March till 30th June 2019 on weekends. The works will be limited to Phase 2B, 2C and 2D and the following restrictions apply:

  • The Council reserves the right to revoke this Consent at any moment and in particular in the case of receiving valid complaints.
  • In the case the Council is revoking this consent the works shall be carried out only during the standard hours.
  • All those who are likely to be affected by the proposed works shall be notified of these works.
  • The noise generated by these proposed works shall not be audible beyond the boundary of the site
  • A telephone number and a name of a person responsible shall be available for any member of the community likely to affected by the proposed works.
  • Best Practicable Means (BPM) being used at all times
  • Toolkits shall be used to ensure those who are working on site shall minimize noise during these consented works
  • Areas where artificial lighting is required should be covered to prevent arising light nuisance.
  • Dates and time as per application.

Weekend Construction Work

Dear Residents,

Re: Phase 2B- construction work on Saturday 23rd and Sunday 24th March 2019.

Over this weekend, Taylor Wimpey will be carrying out construction work to remove materials and scaffoldings around Phase 2B. This will include crane lifting and the use of large vehicles to receive the scaffolding from roof and external areas of phase 2B. Please find listed below the timing of operation

Saturday 23rd March 2019: 1pm till 5pm

Sunday 24th March 2019- 8.30am till 1.30pm

All construction activity will be closely monitored using noise, air quality and vibration monitors placed near sensitive receptors on site, work will be stopped if these sensors are triggered. We are again working with our environmental consultants to ensure the work causes the least amount of disruption possible.
